Choosing a Survey
Why do I need a Survey ?
The best way to make an informed decision on such an important matter as buying a home is to have a professional survey of the property undertaken by an experienced Chartered Surveyor. Commissioning your own survey is a simple procedure and we would be pleased to discuss your particular requirements before recommending the most appropriate type of survey. A fixed price quotation can also be given at that time.
The completed report will make you aware of the condition of the property to assist you in making the right decision.
A survey may cost less than you think and save you more than you know.
I've had a mortgage valuation report done, do I need a survey ?
Even if you have had a mortgage valuation report carried out, it is still advisable and prudent to have a private survey done by your own surveyor. The Consumers Association, Which Magazine and the Council of Mortgage Lenders give this advice. The reason for arranging a private survey is simple:
The mortgage valuation and report is prepared for the lender, not for you, the borrower. It answers only the lenders' questions about the appropriate security for the loan, you cannot rely on it to answer the questions which concern your personal interests.
What are the different types of survey ?
RICS Members offer two forms of survey which are specifically designed to advise home buyers.
